These discussions will help to establish the profile of the
property you intend to purchase and research the viability of the financial
plans you have to purchase the property.
Once the profile of your future home/property has
been established, Arti will search for properties that meet your
specifications. Arti will preview these properties with you and will show
those properties that are closest to your specifications. Once you visit
these properties, your needs and preferences can be further refined.
Arti can make arrangements for you to meet with a
lender of your choice in order to get your loan preapproved. ( see
loans section for further details.)
Arti works with buyers on an exclusive basis.
As long as you and Arti agree to work together, you are asked to purchase a
home only with Arti as your agent. In return for you agreeing to work only
with her as agent, Arti will devote 100% of her efforts in finding a
property that will fit your needs.
Arti gets paid only on close of escrow, when a property to your liking is
found and is purchased by you. It is the seller who typically pays
commission to the realtors.
You would be requested to
allocate some of your time to inspect properties or homes that fit your
needs. Arti will accompany you and show the properties to you. On
inspection, you can choose to make an offer on the property, if it is
to your liking and specifications. If you qualify for the loan ( see loans
for details), there are several steps to follow through to complete the
process of buying.

Explain and complete your contract
Present and negotiate the price and terms of your offer.
